   Housing unification

    HOUSING UNIFICATION: Act by which the owners of two adjoining houses or located one on top of the other, inhabited by people who wish to live together, communicate them with each other, converting it into one and legally giving rise to joint ownership by quotas.

    The owners of the houses concur with their ID CARD.
    Title deeds.
    Technical Opinion issued by the Municipal Department of Physical Planning, where the two houses are described and how it is after it is unified.
    If the houses are previously registered in the Property Registry, the certification of their registration.

 Barter

    EXCHANGE: Contract by which the parties agree to change the ownership of one good for that of another.

4.1 OF REAL ESTATE:

4.1.1 OF HOUSING:

    The PERMUTANT parties concur with their respective ID CARDS. Exchanges from other territories of the country where houses located in Havana intervene are formalized, where appropriate, before a Notary based in the municipality where the property is located in this province.

The swaps that intend to be made to the municipalities of Old Havana, Central Havana, Cerro and Diez de Octubre, from any other municipality of Havana are authorized, where appropriate, before a Notary who is based in the aforementioned municipalities.

    If it is the property of the marriage, both spouses must appear.

Voluntary representation is admitted by special power, whenever appropriate, and one or both parties cannot attend the act.

    Official document proving ownership of the home, which can be:

Authorized copy of the public deed.

Title issued by administrative authority.

Judicial resolution expressing its firmness.

    Certification issued by the Property Registry of the municipality where the property is located.
    If there is a management check compensation.

Declaration or description of constructive actions

    DECLARATION OR DESCRIPTION OF CONSTRUCTIVE ACTIONS: Act or fact by means of which constructive actions executed by own effort are described. Some are implemented in writing such as the description of new work and expansion, and others in minutes.

5.1 EXPANSION, REMODELING, REHABILITATION OR RECONSTRUCTION OF HOUSING:

    Attend the interested party with their ID CARD.
    Property title.
    Construction license or authorization, as appropriate.
    Certificate of Habitability or, failing that, Technical Opinion issued by the municipal Physical Planning Directorate.

5.2 DESCRIPTION OF NEW WORK: Act that describes the construction that begins new from the foundations, and its location can be in a wasteland or on a roof.

    Attend those interested with their ID CARD.
    Construction license for new construction.
    Habitable Certification or Technical Opinion issued by the Municipal Department of Physical Planning.
    Land Superficiary Resolution, issued by the municipal Physical Planning Department, or an authorized copy of the public deed of assignment of partial or total use of the roof to build a house.

  Buy and sell

    PURCHASE AND SALE: By the sale contract, the seller agrees to transfer ownership of a good to the buyer, through its delivery, and the buyer to pay a certain price in money for it.

3.1 OF MOVABLE PROPERTY:

    Both parties concur with their respective ID CARDS.
    Property title of the property.
    Certification of registration in public records, if applicable.

           

3.1.1 VEHICLES:

    Both parties concur with their respective ID CARDS.

If the motor vehicle is the property of the couple, both spouses must appear, if neither of them appears, they can also issue their authorization in a public deed.

Voluntary representation is admitted by means of a special power of attorney, whenever appropriate and one or both parties cannot attend the act.

    Official document accrediting vehicle ownership, which can be:

Contract of sale with a marketing entity

Authorized copy of the public deed

Judicial or administrative resolution, depending on the case

    Certification of your inscription in the Vehicle Registry of the Ministry of the Interior.

 

3.2 OF REAL ESTATE:

3.2.1 SALE OF HOUSING:

    Both parties attend with their respective ID CARDS before a Notary based in the municipality where the property is located.

If the home is owned by the couple or the buyer is married, both spouses must appear.

Voluntary representation is admitted by special power, whenever appropriate, and one or both parties cannot attend the act.

    Official document proving ownership of the home, which can be:

Authorized copy of the public deed.

Title issued by administrative authority.

Judicial resolution expressing its firmness.

    Certification issued by the Property Registry of the municipality where the property is located.
    Document of the bank branch supporting the total settlement of the debts for the transfer payment of your property (Model 02-20).
    Both parties will declare before a Notary the actual price of the sale, and the buyer will present the management check issued by the bank branch, accrediting the deposit of the money credited by the parties, which will expire sixty (60) days from from the date of issue.

3.2.2 SOLAR LANDS OR LANDS:

    Both parties concur with their respective ID CARDS
    Property title.
    Resolution issued by the Provincial Directorate of Physical Planning.

3.2.3 Vaults:

    Both parties concur with their respective ID CARDS.
    Property title.
    Certification of your registration.
    Authorization of the transmission in the event that they are located in Necropolis declared National Monuments.
